Regular housekeeping, deep cleans, and end-of-lease pricing — including why a bond-back guarantee matters for tenants.

Residential cleaning in Australia falls into three buckets: regular maintenance (weekly/fortnightly), deep cleans (once-off or seasonal), and end-of-lease (vacate) cleans. Pricing is typically per property size and hours, with end-of-lease cleans priced per scope because failing bond requirements is expensive.

Bond-back guarantees are a big differentiator. A cleaner with a guarantee will return within 3–7 days to fix anything the agent flags. Without it, you're on your own if inspection fails.

What interior cleaning typically costs

Regular clean (2-bedroom unit)

$80–$180

Vacuum, mop, bathroom, kitchen, dust. Typically 2–3 hours.

When this tier fits

Weekly or fortnightly maintenance.

Deep clean (3-bedroom house)

$250–$500

What's included

Everything in a regular clean plus oven, inside cabinets, skirting boards, window sills, exhaust fans. 5–8 hours.

Quarterly, after renovations, or before a big event.

End-of-lease (2-bedroom)

What affects the price

Property size & bed count

Most cleaners price by beds + bathrooms. A 3x2 house roughly scales 2x a 1x1 unit.

Condition at start

Heavily soiled ovens, grout mould, and built-up grime add hours. Cleaners often upsell after a walk-through.

Add-ons

Carpet steam, external windows, wall washing, and oven deep-clean are usually quoted separately.

Bond-back guarantee

Cleaners with a guarantee charge 10–20% more but return to re-clean if your agent flags issues.

Before you book — what to check

Bond-back guarantee for end-of-lease

Always ask. Without a guarantee, if the agent flags the clean at inspection, you pay someone else to redo it before your bond is released.

Carpet steam is usually separate

Most end-of-lease quotes exclude carpet. Add $150–$300 for a 2-bedroom, $300–$500 for a 4-bedroom. Your lease usually requires a receipt.

What's typically NOT included

Mould, external windows above ground level, high-reach cleaning, garden clearance, external garage. Ask if unsure.

Timing with the move

Book end-of-lease AFTER you've moved out — cleaning around furniture doesn't pass inspection.

Insurance

Professional cleaners carry public liability insurance. Handy-person cleaning jobs often don't — you're on the hook if something breaks.
